Maintenance Requests for Independence Plaza and Anne B. Diament

The Portfolio Management department at the Housing Authority of the City of Alameda (AHA) provides property management and maintenance services at Independence Plaza (IP) and Anne B. Diament (ABD) only. There are three options to submit non-emergency/routine maintenance requests at IP and ABD.

Tenant Responsibility Topics

Maintenance Requests for residents of AHA properties managed by The John Stewart Company

For all maintenance or repair requests, please refer to the corresponding property link on the “Current Communities” webpage. Please call your property manager for any after hours emergencies that include fire, flood, or any significant damage to the building. To find the contact info of your property manager, please visit the “Current Communities” webpage.

You may also call The John Stewart Company after hours service at (415) 345-4400.

If you are locked out of your unit and maintenance needs to respond after hours, you will be charged for that service.

Rental Payments

Rent is due on the 1st of each month and considered late after the 5th day of the month. If the 5th day of the month falls on a weekend or a holiday, rent will be due the following morning. All rent payments should be turned in at the property manager’s office of the housing community. If payments are submitted to the incorrect location or after the grace period, a late fee will be applied.

Check or money order are the only accepted forms of payment.

Recertifications

Property management is responsible for completing annual income certifications. This is separate from the income certification that is completed by the assigned AHA Housing Specialist.

Property Management Office Policies

Property management applicants and tenants are encouraged to contact the property manager to make appointments to ensure your needs are met. All property offices have their business hours posted outside of their main door. If you have any questions call or email them directly.

Social Services

LifeSTEPS staff can connect AHA residents and program participants to important social services and resources including the Alameda Food Bank, Medical Services, Rental Assistance, Transportation, Recreation and Trade School Scholarships, just to name a few.
